Five Dock: 20-Storey Tower Will Sit Alone After Neighbour Talks Stall

By Charbel Abousleiman

#1 Place for Development in Sydney

The landowner at 79 – 81 Queens Road and 2 – 8 Spencer Street in Five Dock have received gateway approval for a proposal that lets the site be redeveloped on its own.

The 3,151 sqm site runs along William Street between Queens Road and Spencer Street, inside the Kings Bay Precinct. It is currently occupied by vehicle workshops and old warehouses.

The 2022 rezoning under the Parramatta Road corridor strategy allowed 67m buildings but only if the block redeveloped together with the 926 sqm corner site at 10 – 12 Spencer Street – home to vehicle workshops and a microbrewery.

Several attempts to bring the neighbour in on the development didn’t succeed. So the proposal cut the minimum site area to 3,151 sqm and split the block into two key sites.

The subject site keeps its 67m height and the corner drops to 19m.

The concept shows a 20-storey tower on William Street facing Spencer Street and a 5-storey building on Queens Road, with 82 apartments and four ground-floor shops.

The corner site could later deliver a 5-storey building with 16 apartments.

Canada Bay Council and its local planning panel both backed the proposal.
