Centuria’s Multi-Level Warehouse Defies Council in Strathfield South

#1 Place for Development in Sydney

Centuria is planning a three-level warehouse and distribution centre on its 4.31-hectare industrial site at 94 – 98 Cosgrove Road, Strathfield South – directly opposite NSW Ports Enfield Intermodal Logistics Centre.

The site is a single lot with frontages to Cosgrove Road, Hope Street and Madeline Street. Centuria Industrial REIT has owned it since 2013.

The land is occupied by 40-year-old warehouses used by a freight and logistics company and a retail shop-fitting manufacturer.

Centuria is seeking to rezone the site to lift the building height control from 12 metres to 35 metres while keeping the general industrial zoning.

Strathfield Council didn’t support the rezoning, so Centuria took it to a rezoning review. The Sydney Eastern City Planning Panel backed it and gateway approval was issued on 22 March 2026.

The design scheme by Nettletrontribe Architects is a 34.6 metre building with 68,960 sqm of floor space. Spiral ramps take trucks up to levels 1 and 2 around a central truck court. The space is split across six large tenancies ranging from 8,000 sqm to just under 15,000 sqm.
