Goodman has lodged plans to turn a 4.45-hectare industrial estate at 146 – 154 & 176 O’Riordan Street and 247 – 263 King Street in Mascot into a mixed-use precinct of around 1,405 apartments.
The seven-lot site is 350 metres from Mascot Station and 1km from Sydney Airport. Mascot Oval adjoins it to the north, homes and Mascot Public School sit to the east and south, and hotels and offices line O’Riordan Street.
It is zoned for employment and holds ageing warehouse and office buildings.

The NSW government’s new statewide industrial lands policy classes the site as locally significant industrial land, which can be rezoned for housing where it doesn’t impede nearby industry.
Goodman is rezoning the site to lift heights from 22m to allow for 10 – 16-storey towers. The masterplan spreads 146,745 sqm of floor space across six phases.
Stage 1 is two buildings of up to 16-storeys with 249 apartments on the King Street frontage, designed by DKO Architecture.
There is 4,141 sqm of non-residential space envisaged as a supermarket and small shops around a central civic plaza. The anchor is unnamed.
