Homes NSW is planning 338 homes across four vacant sites on both sides of Parramatta Road at Haberfield and Ashfield.
The 1.4-hectare holding runs from Bland Street to Alt Street. It is surplus government land left over from WestConnex and identified for housing through the NSW Government’s property audit.
As the site is zoned for commercial, Homes NSW is seeking the rezoning to high density residential.

The M4 tunnels run beneath the sites and limit how tall and heavy the buildings can be there. The scheme keeps those buildings low and limits the height to 25 metres.
There are four different buildings. Three of the buildings will deliver 111 social and affordable apartments designed by Tonkin Zulaikha Greer. The fourth building will hold a seven-storey co-living building with 227 rooms designed by Architecture AND.
Ground-floor non-residential uses are planned along part of the Parramatta Road frontage.
Homes and shops along this stretch were demolished from 2016 to make way for the M4 east, and the lots have sat vacant since construction finished.
